Honest answers to common questions
Is this really free?
Yes. Every calculator is free to use, with no account, no sign-up, and no credit card. You will never be asked for your email or phone number to see a result.
How accurate is the payment estimate?
The principal-and-interest math is the same standard formula lenders use, so that part is exact for the numbers you enter. Property taxes and insurance vary by location and provider, so treat the total as a solid estimate and confirm the details with your lender.
What's included in a monthly mortgage payment?
Four things, usually: the loan repayment itself (principal), the cost of borrowing (interest), property taxes, and home insurance. Some buyers also pay PMI (if the down payment is under 20%) or HOA dues.
How much down payment do I need?
Less than most people think. 20% down lets you skip private mortgage insurance (PMI), but many loans allow 3% to 5% down, and some government-backed loans allow even less. A bigger down payment means a smaller monthly bill.
Do you sell my information?
No. The calculator runs entirely in your browser — the numbers you enter never leave your device, and we have nothing to sell.
