What makes up the payment
Principal & interest
The core loan payment. Principal pays down what you borrowed; interest is the lender's charge. With a fixed-rate loan this amount never changes — but early on, most of it goes to interest.
Taxes & insurance
Property tax and homeowners insurance are usually collected monthly with your payment and held in escrow. They vary a lot by state and insurer, which is why you enter your own estimates here.
PMI & HOA
Private mortgage insurance typically applies when you put down less than 20%, and goes away once you build enough equity. HOA dues apply in some condos and neighborhoods, and are paid as long as you own.
