What belongs in closing costs?
Loan costs
These can include lender origination charges, discount points, appraisal or credit-report fees, and services such as title work. Some providers are chosen by the lender; others may be shoppable.
Other costs and prepaids
Government charges, prepaid interest, homeowners insurance, property taxes, and the initial escrow deposit can all appear at closing even though they are not lender fees.
Credits reduce costs
A lender credit can offset closing costs, usually in exchange for a different loan price or interest rate. Compare the whole offer, not the credit by itself.
Closing costs are not Cash to Close
Cash to Close also accounts for your down payment, deposits already paid, seller credits, and any costs financed into the loan. Use your lender's final Closing Disclosure for the amount and payment instructions.
