Start with what is due

Your down payment, closing costs still unpaid, and adjustments charged to you form the positive side of the calculation.

Subtract prior payments

Earnest money and closing costs paid before closing have already left your account, so they reduce what remains due on signing day.

Account for every credit

Financed costs, seller credits, and other eligible credits reduce the cash due. Enter only amounts documented for your transaction.

Verify the final number before sending money

The CFPB explains that Cash to Close is the amount still payable at closing, in addition to money already paid. Compare it with your latest Loan Estimate and the final Closing Disclosure, then obtain payment instructions directly from your settlement professional.
